What are the general building hours?
The lobby doors of 2 Venture Plaza are open Monday through Friday from 7:30am to 7:30pm, Saturday from 9am to 1pm, and closed on Sundays. After-hours key card access is also available for tenants.
What kind of parking is available?
There is a three-level parking garage available to tenants and visitors with a 4:1,000 ratio. Surface parking is free and paid reserved covered parking is also available.
What sort of on-site maintenance is available?
A full-time porter is on-site to ensure the building is kept clean as well as an on-site maintenance technician for any necessary building repairs. Night janitor services for the cleaning of the building and suites are Monday through Friday starting at 6:30pm.
Where is the mail and when does the postal carrier come?
Mailboxes for 2 Venture Plaza are located in the back right corner of the main lobby and mail is usually delivered between 10:00am and 11:00am.
How do I contact the property manager?
The property manager is available for service calls and tenant questions between 7am and 4pm Monday through Friday. For after-hour emergencies, please call (800) 284-4783.
How do I make a maintenance request?
You can access Olen’s web-based Work Order System at www.olenmanagement.com. It is a simple way to submit maintenance requests, see daily-updated status reports of pending service orders and follow up or add requests at any time.
What is the general insurance requirement for tenants?
Pursuant to the terms of your lease, you are required to provide Olen with a Certificate of Insurance for your premises; the specific insurance requirements for your location are outlined in Article 8 of your Lease. Please mail the Certificate of Insurance to the attention of the Insurance Administrator at 7 Corporate Plaza, Newport Beach, CA 92660.
Do you invoice monthly and where should I send rent payments?
Olen does not invoice on a monthly basis. All payments are due on the 1st of the month and should be sent to Olen Commercial Realty Corp., Unit Q, P.O. Box 51915, Los Angeles, CA 90051-6215.
Where are the closest dining options?
The closest cafe is Cafe O Deli and located at 100 Pacifica, about a five minute walk from 2 Venture Plaza. Located a five minute drive away is Irvine Oaks Executive Park where you can find S’wich Bistro, Yasai Japanese Grill and Inka’s Restaurant. Alton Marketplace is also less than five minutes away on Technology Drive, just off Barranca Parkway, and has as a few other fast food options such as Wendy’s, Carl’s Junior, Subway and Del Taco.
What other retail and entertainment is nearby?
Located a five minute drive from 2 Venture Plaza is Walmart, Costco Wholesale and Office Depot. The Irvine Spectrum Center is also less than a ten minute drive with more than 100 shops and boutiques, a 21-screen movie theater, and over 30 different dining options from fast food to sit down.
